Carolina Park

Carolina Park is a 1,700-acre master-planned community in Mount Pleasant, South Carolina, entered from Carolina Park Boulevard off US Highway 17 North in ZIP code 29466. Nearly 400 of those acres are permanently preserved. The community is unusual in the Charleston market for how much sits inside its own boundaries: a K–5 public elementary school, a public charter high school, a 40,000-square-foot county library, a Costco, a retail and restaurant district, a Town-owned 77-acre recreation complex, and a 20-acre lake with its own boardwalk and kayak launch. It serves three buyers in particular: families who want a school and a library within the neighborhood, buyers who want custom or semi-custom construction on a real lot, and anyone who values a community where daily errands do not require getting on Highway 17.

One thing to know up front, because it changes how this page should be read: Carolina Park is essentially built out. The developer announced in June 2026 that the last new home in the community had gone under contract, with a handful still finishing construction in The Preserve. What trades now is resale, with one exception noted below.

Development and Buildout

The community is developed by Carolina Park Development, LLC, which remains the master developer. The land was entitled in the mid-2000s under a Town of Mount Pleasant planned development agreement, with home construction beginning in 2012 — the first builders were announced in October 2012 and the first model homes opened that November.

The single active new-home offering left is The Towns at Carolina Park, an attached-townhome neighborhood by Prosperity Builders on a 12.6-acre parcel off Park Avenue Boulevard. The Town approved it in 2024 as one of Mount Pleasant's first attainable-housing districts, privately funded with no tax dollars, for up to 100 units in plans of roughly 1,029, 1,174 and 1,302 square feet.

Published home counts for Carolina Park vary widely — from about 1,500 to over 2,700 depending on whether apartments and senior housing are included — so this page does not state one.

The Neighborhoods

Carolina Park is organized into two halves: The Village and Riverside. Within Riverside sit a series of named enclaves, most released in small batches and most sold out quickly.

  • The Village at Carolina Park — The original half, built out, with townhomes, cottages and traditional single-family homes on lots typically around a fifth of an acre. Builders over the years included Saussy Burbank, David Weekley, Ryland, Lennar, Sabal, Structures Building Company, Mungo and Stanley Martin.
  • Riverside at Carolina Park — 545 acres, more than half permanently protected, with custom and semi-custom homes generally in the 2,600 to 4,100 square foot range on quarter- to half-acre lots. Sold out as of June 2026. The final builder group was Cline Homes, Homes by Dickerson, Axon Homes and The Burton Company.
  • Bolden Grove — 27 custom homesites forming the entrance to Bolden Park.
  • Bolden Lake — 30 lakefront custom homesites released in 2018.
  • Sawyer's Island — 25 homesites with dockable Wando River lots, plus a private island with its own trail, picnic areas and dock. Released in 2021 and sold out within weeks.
  • Sawyer's Bluff — Custom homesites ranging from about a quarter acre to roughly an acre and a half.
  • Delinger's Point — 38 waterfront and marshfront homesites on a peninsula with private docks and near-panoramic water views.
  • The Preserve — Riverside's final neighborhood, 13 custom homesites released in November 2024 with Cline Homes as the exclusive builder, plus four separate estate lots of three to more than five and a half acres, all sold out.

Several names that circulate on brokerage pages are not Carolina Park neighborhoods. Parkside, Ellison Park, Wharton and Aston Point have no basis in developer or Town records, and Marsh Cove belongs to Dunes West, a different Mount Pleasant community entirely. Note also that Restore at Carolina Park is a 55-plus rental apartment community with an adjoining assisted living and memory care building — not a for-sale 55-plus neighborhood — and Merrill Gardens, The Grove and Legacy are senior living and market-rate apartments rather than for-sale housing.

Amenities

Carolina Park's amenities split between the two halves, with a Town-owned recreation complex serving both.

On the Village side, the Residents Club on Banning Street holds a junior-Olympic pool with a zero-entry section and children's water features, tennis courts, a nautical-themed playground, a dog park, and an open-air pavilion with a fireplace that opened in 2016, alongside the roughly two-acre Great Lawn.

On the Riverside side, The Lake Club offers a resort-style pool with lap lanes, an open-air pavilion and a fire pit. Bolden Park, a 20-acre park system completed in 2018, surrounds the 20-acre Bolden Lake, which has an extensive boardwalk, an island, a mile-long lakeshore multi-use path and a kayak and canoe launch. Riverside also has a community dock on the Wando River with its own kayak launch.

Community-wide there are roughly 80 acres of passive parkland, an integrated golf-cart-accessible trail and sidewalk network, and the Carolina Park Boulevard Bike Path — a 1.3-mile, eight-foot asphalt shared-use path that forms part of the Mount Pleasant Way greenway and connects to the Darrell Creek Trail.

One note on pickleball: dedicated pickleball courts are confirmed at the Town's recreation complex. At the Residents Club the developer's own materials describe tennis courts, so a buyer for whom pickleball matters should confirm what is currently striped and available there.

Carolina Park Recreation Complex

This is a genuine differentiator and it is frequently miscalled. The Town of Mount Pleasant's official name is the Carolina Park Recreation Complex — not the Carolina Park Sports Complex — and the Town owns and operates it, so it is a public facility rather than an HOA amenity.

The complex spans two adjacent parcels totaling 77 acres, built out over four phases at a total cost of about $7.8 million. Earlier phases delivered four lighted multipurpose fields with 200 parking spaces, restrooms, a concession stand and a meeting building. Phases three and four opened in September 2024, adding baseball and softball fields, batting cages, pickleball courts, basketball courts, a dog park, a pond and nature trails. A 29-acre portion is designated passive park with walking and running trails.

Shopping, Dining and Healthcare

Carolina Park has real commercial development inside its boundaries, which is rare for a residential master plan this size.

Costco Wholesale at 3525 Park Avenue Boulevard opened in August 2018 and is inside the community. The Bend at Carolina Park, at Faison Road and Carolina Park Boulevard, is a five-building retail and service district fully leased since 2022, with tenants including The Great Greek Mediterranean Grill, The Front Porch Coffeehouse & Creamery, Rooted Beverage Cellar & Bar, Lola Rose, Lowcountry Yoga, Blue Sky Endurance, a family dentistry practice and physical therapy and pain management offices.

One correction worth making: there is no Publix in Carolina Park. The nearest Publix is at The Shoppes of Park West on Park West Boulevard, which is in the separate Park West community. Several brokerage pages place it inside The Bend; that is wrong.

Two commercial projects are in progress. Cape Landing is a 25-acre retail, restaurant, medical and office development at Carolina Park Boulevard and Park Avenue Boulevard, currently in leasing — the community's next commercial phase. Carolina Business Park at 425 Faison Road is a 60-acre, roughly 484,000-square-foot office and warehouse development approved under the community's original planned development agreement without a new Town Council vote, which drew traffic and compatibility objections from residents.

For healthcare, Roper St. Francis Mount Pleasant Hospital sits at 3500 Highway 17 North, at the Highway 17 entrance to Carolina Park. It opened in 2010 with 85 beds, a 24-hour emergency room, surgery, intensive care, rehabilitation, cancer and breast care, orthopedics and imaging, with several medical office buildings alongside it.

Schools Near Carolina Park

Public Schools

Carolina Park is served by the Charleston County School District, and the zoning is uniform across the community: Carolina Park Elementary School (K–5, 3650 Park Avenue Boulevard), Thomas C. Cario Middle School (6–8, 3500 Thomas Cario Boulevard) and Wando High School (9–12, 1000 Warrior Way).

Carolina Park Elementary is physically inside the community, opened in August 2017, and enrolls about 930 students with a STEAM emphasis and one-to-one devices. It serves K through 5 outright — some older sources describe a paired arrangement with Laurel Hill Primary, but that reflects how these addresses were zoned before 2017. Laurel Hill Primary pairs with Charles Pinckney Elementary and serves Park West and Dunes West, not Carolina Park.

One correction that matters, because listing portals get it wrong: the zoned middle school is Thomas C. Cario Middle, enrolling about 1,130. Several sites show Laing Middle School of Science and Technology for Carolina Park addresses — Laing is a constituent-district magnet open by application, not the zoned school. Confirm any specific address with CCSD's own school locator.

Wando High School enrolls roughly 2,600 on a 100-acre campus and is one of the larger high schools in South Carolina. The East Cooper Center for Advanced Studies sits adjacent to the Wando campus, offering career and technical programs with dual credit through Trident Technical College.

Two additional public options sit inside Carolina Park itself. Oceanside Collegiate Academy at 580 Faison Road is a public charter high school admitting by lottery rather than by address, with an honors curriculum in ninth and tenth grade and dual enrollment at Trident Technical College in eleventh and twelfth — roughly ninety percent of upperclassmen enroll as full-time college students — alongside twenty-one sports. And the Wando Mount Pleasant Library at 1400 Carolina Park Boulevard is a 40,000-square-foot Charleston County Public Library branch that opened in June 2019.

Beyond the community, Charleston County's countywide magnets are Academic Magnet High School, which admits on grades, test scores, recommendations and an essay and ranks among the top public high schools in the country, and Charleston County School of the Arts, grades six through twelve by audition. East Cooper Montessori Charter School on Rifle Range Road admits by lottery.

Private and Parochial Schools

  • Palmetto Christian Academy — Founded 1992, age eighteen months through grade twelve, roughly 740 to 820 students, 361 Egypt Road, Mount Pleasant. The closest full PK–12 Christian school, a ministry of East Cooper Baptist Church, with a 44,000-square-foot student life center opened in 2021.
  • Christ Our King-Stella Maris School — Founded 1950, PK–8, roughly 650 students, 1183 Russell Drive, Mount Pleasant. A Diocese of Charleston parish school and a two-time National Blue Ribbon School, in 2009 and 2023.
  • Coastal Christian Preparatory School — Founded 1953, PK–8, roughly 180 students, 681 McCants Drive, Mount Pleasant. Describes itself as the oldest private school in Mount Pleasant, with an average class size of twelve.
  • University School of the Lowcountry — Founded 2007, grades 3–12, roughly 78 students, 690 Coleman Boulevard, Mount Pleasant. An independent nonsectarian school built around learning outside the classroom, with more than thirty field trips a year and concurrent Mandarin, Latin and Spanish instruction.
  • Trident Academy — Founded 1972, K–12, roughly 64 students, 1455 Wakendaw Road, Mount Pleasant. Serves cognitively capable students with language-based learning differences using the Orton-Gillingham approach — a specialized rather than general-admission option.
  • Bishop England High School — Founded 1915, grades 9–12, roughly 643 students, 363 Seven Farms Drive, Daniel Island. The region's principal Catholic high school on a 40-acre campus, and the natural continuation from Christ Our King-Stella Maris.
  • Porter-Gaud School — Founded 1867, grades 1–12, roughly 1,060 students, 300 Albemarle Road, Charleston. The area's largest independent day school, Episcopal-affiliated, on an 88-acre West Ashley campus.

Admissions timelines generally run a year ahead of enrollment.

The Homeowners Association

Carolina Park is governed by the Carolina Park Community Association, with a separate Carolina Park Riverside Association covering the Riverside side, both administered through Poston Community Management. A Design Review Board approves exterior changes, so buyers planning modifications should review the architectural guidelines before closing.

Master assessments fund the Residents Club and its pool, tennis, playground, dog park and pavilion, the Great Lawn, Bolden Park and Bolden Lake with their boardwalk and trails, the community trail and sidewalk network, and common-area landscaping. Riverside owners additionally fund The Lake Club and the Riverside community dock, and attached-home sections carry a separate regime covering exterior maintenance and roof reserves.

On the question of a special tax district: a search of Town of Mount Pleasant, Charleston County and the planned development records found no municipal improvement district, community development district or similar assessment for Carolina Park. That is a negative finding rather than a certified absence, so a buyer should confirm with the Charleston County Auditor.

Location and Commute

Carolina Park sits along Highway 17 North near the Highway 41 intersection, with I-526 a short drive south. Downtown Charleston is about twenty-five to thirty minutes, Isle of Palms and Sullivan's Island beaches roughly fifteen to twenty, and Charleston International Airport about thirty minutes. Mount Pleasant Towne Centre and the Towne Centre corridor are minutes away, and Costco and The Bend are inside the community itself.

Roper St. Francis Mount Pleasant Hospital is at the community's Highway 17 entrance. East Cooper Medical Center on Highway 17 and MUSC Health's Charleston campus — the region's Level I trauma center — are the other nearby options.

Carolina Park FAQs

What types of homes are available in Carolina Park homes for sale?

Carolina Park spans a wide range across two halves. The Village holds townhomes, cottages and traditional single-family homes on lots typically around a fifth of an acre. Riverside holds custom and semi-custom homes generally between about 2,600 and 4,100 square feet on quarter- to half-acre lots, with enclaves including Bolden Lake, Sawyer's Island, Sawyer's Bluff, Delinger's Point and The Preserve — several with private docks or marshfront. The community is effectively built out as of June 2026, so most availability is resale; The Towns at Carolina Park, an attached-townhome neighborhood by Prosperity Builders, is the one active new-home offering.

Is Carolina Park a gated community?

No. Carolina Park is an open master-planned community inside Town of Mount Pleasant limits, with public streets, a public elementary school, a county library, a Town-owned recreation complex and retail all within its boundaries. Its character comes from scale and preserved land — nearly 400 of its 1,700 acres are permanently protected — rather than from a gate.

What amenities does Carolina Park offer?

On the Village side, the Residents Club has a junior-Olympic zero-entry pool, tennis courts, a playground, a dog park, an open-air pavilion and the two-acre Great Lawn. On the Riverside side, The Lake Club has a resort pool with lap lanes and a pavilion, and Bolden Park surrounds the 20-acre Bolden Lake with a boardwalk, an island, a mile-long lakeshore path and a kayak launch, with a separate community dock on the Wando River. Community-wide there are about 80 acres of passive parkland and a golf-cart-accessible trail network. Separately, the Town of Mount Pleasant operates the 77-acre Carolina Park Recreation Complex, whose 2024 phases added baseball and softball fields, batting cages, pickleball and basketball courts, a dog park and nature trails.

What public and private schools serve Carolina Park homes for sale?

The zoned schools are Carolina Park Elementary School, which is physically inside the community and opened in 2017, Thomas C. Cario Middle School and Wando High School. Note that several listing sites show Laing Middle School for Carolina Park addresses — Laing is a magnet open by application, not the zoned middle school. Oceanside Collegiate Academy, a public charter high school with Trident Technical College dual enrollment, is also inside the community and admits by lottery. Nearby private options include Palmetto Christian Academy, Christ Our King-Stella Maris School and Coastal Christian Preparatory in Mount Pleasant, and Bishop England High School on Daniel Island.

What shopping and dining are inside Carolina Park?

Costco opened on Park Avenue Boulevard inside the community in 2018. The Bend at Carolina Park, at Faison Road and Carolina Park Boulevard, is a fully leased five-building district with restaurants and coffee including The Great Greek Mediterranean Grill and The Front Porch Coffeehouse & Creamery, plus fitness, dental and medical tenants. Cape Landing, a 25-acre retail, restaurant and medical development, is in leasing as the next phase. Note that there is no Publix inside Carolina Park — the nearest is in the separate Park West community.
