I'on Village

I'On — commonly called I'On Village — is a 243-acre New Urbanist neighborhood in Mount Pleasant, South Carolina 29464, developed by Vince and Tom Graham's I'On Company and master-planned by Duany Plater-Zyberk & Company and Dover, Kohl & Partners. The plan was drawn in a 1995 charrette, approved as a planned development in 1997 with a cap of 762 homes, and the first residents moved in during 1999; most of the building happened between 1999 and 2012. Homes average roughly 3,000 square feet on lots running about 0.06 to 0.21 acres. It draws three kinds of buyers: people who want to walk to dinner, a park and a neighbor's porch rather than drive to all three; buyers who value architectural consistency enough to accept a design review process; and downtown Charleston workers who want a bridge between home and office rather than a highway.

A New Urbanist Neighborhood, Planned in 1995

I'On is east of Charleston across the Cooper River, not north of it, and the distinction matters for anyone orienting themselves: Mount Pleasant sits on the far side of the Arthur Ravenel Jr. Bridge, ten to fifteen minutes from downtown.

The neighborhood takes its name from Jacob Bond I'On, the first mayor of Sullivan's Island, whose nineteenth-century monument stands in a historic family cemetery preserved inside the community. Vince Graham founded the project on April 30, 1995, after developing Newpoint in Beaufort, and brought in the two town-planning firms most associated with New Urbanism to lay it out.

Getting it built took a fight. The original plan proposed more than 1,200 units in a range of housing types; the Town of Mount Pleasant opposed it, and a lengthy legal contest followed. The compromise that emerged — and the plan that exists on the ground — is about 762 single-family homes around a village square, with civic space, parks and commercial buildings woven in rather than pushed to an edge.

The result is what the awards recognized. I'On took the 2001 Platinum Award for Best Smart Growth Community in the Nation from the National Association of Home Builders and the 2003 Congress for the New Urbanism Charter Award of Excellence. It was also the site of the 2000 Life magazine Dream House — the Lifespan House, designed by Duany Plater-Zyberk, the same firm that planned the neighborhood, and drawn to be expanded in phases as a family's needs changed.

The Homes and the Design Code

The housing is Charleston Single and Lowcountry vernacular: deep porches, metal and tile roofs, side-yard orientation, handcrafted fences, high ceilings. Front porches must be at least eight feet deep — a design code rather than a suggestion, and the single rule most responsible for how the streets feel, because porches at that depth are usable rooms and people sit on them.

Lots are small by Mount Pleasant standards and the community is denser than its neighbors by design, at roughly 3.8 units per acre. They run from about 0.06 acre to 0.21, median near 0.15 — worth knowing, because some descriptions put the top end at a quarter acre and that overstates it. Some homes sit on zero lot lines. The median year built is 2004 and homes average about 3,000 square feet.

Exterior and landscape changes go through the I'On Design Committee, which enforces the design code and the covenants. This is not a historic district and the town's 1997 planned-development ordinance is what governs, but in practice a buyer here is buying into a review process. That is the trade that produces the consistency, and it is worth understanding before you plan a renovation.

Two other rules to confirm before writing an offer: rentals carry a minimum term of 28 consecutive days, so short-term rental is not an option here, and the community runs a three-entity structure — the Assembly, the Trust and the Club — with transfer fees at closing.

On flood, most of I'On sits in Zone X, minimal hazard, but the north and northwest edges near Eastlake, the Creek Club and the Lafayette Canal fall in Zone AE with base flood elevations around nine to ten feet. That changes the insurance requirement on a financed purchase and it varies street by street, so get the determination for the specific address.

Parks, Trails and the Village Square

The public realm is the product here. The neighborhood holds two named lakes, twelve parks, five playgrounds, roughly six miles of trails, about two and a half miles of marsh-front paths, twelve miles of sidewalks and the Rookery, a wildlife refuge inside the community. I'On Square carries the commercial side — restaurants, shops and offices — and the Mount Pleasant Amphitheater sits within the neighborhood.

The programming is unusual for a residential development and is run largely through the I'On Trust: the I'Onissimo! music ensemble, the Community of I'On Artists, monthly potlucks and First Fridays. For buyers moving from out of state, that calendar is often what sells the address.

The I'On Club and the Creek Club

The I'On Club sits within walking or biking distance of every home and runs six clay tennis courts, four pickleball courts, three saline swimming pools, a fitness center with year-round instruction, a restaurant called The Lido, and children's camps and social programming. Contact the Club directly for current access arrangements, since it operates as its own entity alongside the Assembly and the Trust.

The Creek Club at 44 Saturday Road — the red-roofed building on Hobcaw Creek that most descriptions fold into the Club's amenities — is a different thing. It operates as an event venue of more than 5,000 square feet indoors and out, booked for weddings and receptions of roughly 75 to 300 guests.

Its ownership was the subject of a thirteen-year lawsuit. The developer sold the boat landing, the community docks and the Creek Club to a third party in 2009 after indicating those facilities would pass to the homeowners association. The I'On Assembly and two homeowners sued in 2010; on February 8, 2023 the South Carolina Supreme Court reinstated a 2014 jury award of $1.75 million, finding the developer had breached fiduciary duties owed to residents. Anyone counting on waterfront access as an included amenity should verify exactly what conveys.

Mount Pleasant and Downtown Charleston

Downtown Charleston is ten to fifteen minutes across the Ravenel Bridge — King Street, the Historic District, the College of Charleston and the restaurant scene. On the Mount Pleasant side, Shem Creek and its waterfront restaurants are a few minutes south, and Coleman Boulevard and the Old Village carry the town's older commercial fabric. Memorial Waterfront Park at the base of the bridge holds the 1,250-foot Mount Pleasant Pier and the Sweetgrass Cultural Arts Pavilion, Patriots Point and the USS Yorktown are minutes away, and the beaches at Sullivan's Island and Isle of Palms are roughly ten to fifteen minutes east.

Schools Near I'On Village

Public Schools

I'On is served by the Charleston County School District. Current boundary data assigns the neighborhood to James B. Edwards Elementary School at 885 Von Kolnitz Road, a pre-kindergarten through fifth-grade school built around a Global Leadership theme at a fifteen-to-one student-teacher ratio; Moultrie Middle School at 645 Coleman Boulevard, with roughly 1,130 students in grades six through eight; and Lucy G. Beckham High School at 1560 Mathis Ferry Road.

Beckham is the assignment most published material still gets wrong. It opened in September 2020 on the site of the former Wando High School campus — a three-story, 245,000-square-foot building on 44.1 acres, now enrolling about 1,763 students — and its opening redrew attendance boundaries across southern Mount Pleasant. Community write-ups and listing sites that show Wando High School for this address are out of date. Confirm current assignments with the Charleston County School District before closing.

East Cooper Montessori Charter School is worth knowing about separately. It is a pre-kindergarten through eighth-grade charter of roughly 430 students at 1120 Rifle Range Road, a few minutes away — older descriptions place it inside I'On itself — and admission is by lottery rather than by address, so living here does not guarantee a seat.

Private and Parochial Schools

Christ Our King-Stella Maris School, founded in 1950 at 1183 Russell Drive, is the closest parochial school and the largest Catholic elementary and middle school in the Diocese of Charleston, with more than 600 students from pre-kindergarten through eighth grade on a seven-acre campus. It was named a National Blue Ribbon School of Excellence in 2009.

Palmetto Christian Academy, established in 1992 at 361 Egypt Road, enrolls about 732 students from preschool through twelfth grade at a fourteen-to-one ratio, with eleven Advanced Placement courses and accreditation from ACSI and SACSCOC.

Bishop England High School, founded in 1915 and named for the first bishop of the Diocese of Charleston, is the largest private high school in South Carolina with about 730 students in grades nine through twelve. It has occupied a 40-acre campus at 363 Seven Farms Drive on Daniel Island since 1998.

Porter-Gaud School at 300 Albemarle Road in Charleston was formed in 1964 from the merger of Porter Military Academy, founded 1867, with the Gaud and Watt schools. It enrolls roughly 1,050 students from K2 through twelfth grade on an 88-acre Ashley River campus at a twelve-to-one ratio, and is Episcopal in affiliation.

Admissions timelines at these schools run about a year ahead of enrollment, with applications and testing typically due the winter before a fall start, so families relocating mid-year should contact admissions offices early.

Location and Commute

Mathis Ferry Road and Coleman Boulevard connect the neighborhood to Johnnie Dodds Boulevard, which is US-17, and from there the Ravenel Bridge carries traffic into downtown Charleston. Interstate 526, the Mark Clark Expressway, is about ten minutes north and links to I-26 and the airport corridor.

Charleston International Airport is roughly twenty-five to thirty minutes northwest. For healthcare, Novant Health East Cooper Medical Center at 2000 Hospital Drive is about ten minutes north — the hospital joined Novant Health in February 2024, and a good deal of published material still lists it under its former ownership — and the Medical University of South Carolina campus downtown is a similar distance across the bridge.

Within the neighborhood itself, the point is that most daily errands do not require the car at all. That is what the grid of narrow, traffic-calmed streets, the twelve miles of sidewalks and the commercial square were drawn to accomplish.
