Cane Bay Plantation

Cane Bay Plantation is a master-planned community in Summerville, South Carolina 29486, developed by Gramling Brothers Real Estate and Development on a landholding the company describes as 7,000 acres, with more than 4,500 acres built out so far. Homes have been going up since 2007 across roughly a dozen distinct neighborhoods, from townhomes and cottages through single-family homes past 4,000 square feet, along with two age-restricted sections and apartments. It draws three kinds of buyers: families who want three public schools, a YMCA and a hospital inside or beside the community; buyers who want new construction with builder warranties rather than a 1990s resale; and retirees moving into the Four Seasons and Del Webb sections for the same amenities without the school-age crowd.

Berkeley County, Not the Town of Summerville

The address says Summerville and the zip code is 29486, but Cane Bay is not in the Town of Summerville. It sits in unincorporated Berkeley County, several miles northwest of Summerville's historic downtown along Highway 176 and Cane Bay Boulevard. That distinction is not pedantry — it determines which government provides services, which millage applies, and which school district a family is in. Berkeley County School District serves Cane Bay, not Dorchester District Two, which covers much of Summerville proper.

Berkeley County has been among the fastest-growing counties in South Carolina and among the fastest in the country, and Cane Bay is the single largest reason. The community has been the top-selling master-planned community in South Carolina for years running and placed twelfth nationally in RCLCO's 2024 ranking of top-selling communities.

The Neighborhoods

The page descriptions that put five neighborhoods here are well out of date. The community is built as a collection of separately named neighborhoods, each with its own builder, product type and amenity set: Lakes of Cane Bay, Westpark, Pine Hills, Pine Crest, Pender Woods, Lochton, Woodwinds, Lindera Preserve, Sanctuary Cove, Palmetto Walk, Cane Ridge and The Hammocks, alongside Four Seasons and Del Webb for buyers fifty-five and older and The Hudson apartments.

The builder list reads like a roster of the national production builders — Lennar, D.R. Horton, Centex, Mungo Homes, Meritage, Beazer, K. Hovnanian, Stanley Martin, Dream Finders, Landmark 24 and others have all built here at different times. That means floor plans, standard specifications and warranty terms vary considerably from one street to the next, and so do association assessments. Two homes of similar size a half mile apart can carry different monthly costs and different rules.

It also means the phrase "all-new construction" is no longer accurate for the community as a whole. Building began in 2007 and continues, but the earlier neighborhoods are approaching twenty years old and a large share of what trades here now is resale. On anything from the first decade of construction, have the roof, HVAC and any crawl space or slab scoped during inspection.

The Lake System and Amenities

The defining amenity is water. Lakes of Cane Bay, the newest major section, is built around a lake and canal system of more than 300 acres — kayaking, paddleboarding and small-boat use from your own backyard in a part of the Lowcountry that is otherwise inland. Nothing else in the Summerville market offers it at that scale.

Beyond the lakes, the community runs a trail network of roughly 25 miles connecting neighborhoods to the schools and the shopping center, with overpasses built so children can reach school without crossing the main roads — a piece of planning that is easy to overlook and hard to retrofit. There is a 68-acre YMCA campus with sports fields and a library branch, a 20,000-square-foot amenity center, multiple pools, playgrounds, parks, ponds and preserved green space. Individual neighborhoods layer their own pools and amenity buildings on top of the community-wide facilities.

Schools Inside the Community

Public Schools

Cane Bay is unusual among master-planned communities in having all three of its public schools on site, in the Berkeley County School District. Cane Bay Elementary School at 1247 Cane Bay Boulevard serves pre-kindergarten through fifth grade with about 1,161 students. Cane Bay Middle School at 1175 Cane Bay Boulevard serves grades five through eight with roughly 1,464 students at an eighteen-to-one student-teacher ratio. Cane Bay High School at 1624 State Road opened in August 2008 and enrolls about 2,490 students in grades nine through twelve, with Advanced Placement, honors, Project Lead the Way, gifted and talented, and career and technical programs.

Note the overlap at fifth grade between the elementary and middle campuses, and note the enrollment numbers generally — these are large schools by South Carolina standards, and growth has been a live issue in Berkeley County. Confirm current placement and attendance zones with the district before closing rather than assuming the on-site school applies to a specific address.

Berkeley Preparatory Academy, a tuition-free public charter school, also operates within the community and admits by application rather than by address, so a seat there is not guaranteed by living here.

Private and Parochial Schools

Pinewood Preparatory School, founded in 1952 at 1114 Orangeburg Road in Summerville, is the closest independent school, enrolling about 661 students from pre-kindergarten through twelfth grade on a 43-acre campus at a thirteen-to-one ratio, with seventeen Advanced Placement courses and six science laboratories.

Summerville Catholic School, established in 1984 at 226 Black Oak Boulevard, teaches about 264 students from pre-kindergarten through eighth grade at a nine-to-one ratio in the Diocese of Charleston, with an average class size of sixteen.

Porter-Gaud School at 300 Albemarle Road in Charleston — formed in 1964 from the merger of Porter Military Academy, founded 1867, with the Gaud and Watt schools — enrolls roughly 1,050 students from K2 through twelfth grade on an 88-acre Ashley River campus and is Episcopal in affiliation.

Bishop England High School, founded in 1915 and the largest private high school in South Carolina with about 730 students, sits on a 40-acre campus at 363 Seven Farms Drive on Daniel Island, roughly forty minutes east.

Admissions timelines at these schools run about a year ahead of enrollment, with applications and testing typically due the winter before a fall start, so families relocating mid-year should contact admissions offices early.

Shopping, Healthcare and Everyday Life

The community has its own commercial core rather than sending residents down the highway for everything. A shopping center anchored by Publix handles groceries, and more than half a dozen healthcare practices operate within Cane Bay.

The larger piece is Roper St. Francis Berkeley Hospital at 100 Callen Boulevard, minutes from the neighborhoods. It opened in 2019 and has since doubled in size from 50 to 100 beds, with 35 emergency beds, eight operating rooms, twelve ICU rooms, labor and delivery suites and a NICU, a Heart and Vascular Center, and oncology, orthopedics and neurosurgery services. It carries a Leapfrog A grade for patient safety and Blue Distinction Center+ recognition for maternity care. Having a full-service hospital this close is a genuine differentiator for a community this far from Charleston.

Downtown Summerville, with its restaurants, Azalea Park and the Saturday farmers market, is about ten minutes southeast along Highway 176.

Four Holes Swamp and Francis Beidler Forest

The natural area near Cane Bay is Four Holes Swamp — not Black Holes Swamp, as it is frequently miswritten. It is a braided blackwater system running about 62 miles from Calhoun County to its confluence with the Edisto River, distinctive for having many channels rather than one defined course.

Inside it sits the Audubon Center and Sanctuary at Francis Beidler Forest, 336 Sanctuary Road in Harleyville, about twenty-five minutes west. The National Audubon Society owns and manages more than 18,000 acres there, including roughly 1,800 acres of virgin bald cypress and tupelo — the largest remaining stand of old-growth blackwater swamp forest of its kind, with trees over a thousand years old. A 1.75-mile boardwalk built in 1977 runs through the old growth, and the forest has been a National Natural Landmark since 1979.

Location and Commute

Cane Bay Boulevard connects the community to Highway 176, which runs southeast to Summerville and Interstate 26. Nexton Parkway and the I-26 interchange are the main route toward Charleston, and the drive to the historic district runs roughly thirty to forty minutes depending on the hour — this is a commuter community, and the I-26 corridor is the constraint worth testing at your own commute time before buying.

Charleston International Airport is about thirty minutes southeast, and Joint Base Charleston is a similar distance, which is a meaningful part of the buyer pool here. Volvo Cars' Ridgeville plant and the Camp Hall commerce park are roughly twenty minutes north, and Nexton, the other large Berkeley County master plan, is about ten minutes southeast.

The beaches at Folly, Sullivan's Island and Isle of Palms are an hour or more east, which is the honest trade for the lot sizes and the school access this address provides.

Cane Bay Plantation FAQs

What types of homes are available in Cane Bay Plantation homes for sale?

A wide range, because roughly a dozen neighborhoods have been built by different national builders since 2007 — townhomes and cottages at the entry end, single-family homes commonly between about 1,600 and 3,500 square feet, and larger homes past 4,000 square feet on lakefront and premium lots. Common features include open floor plans, gourmet kitchens, primary suites, screened porches and two-car garages. Four Seasons and Del Webb are age-restricted sections for buyers fifty-five and older, and The Hudson offers apartments. Specifications, warranties and association assessments vary by neighborhood.

Is Cane Bay Plantation in the Town of Summerville?

No. It carries a Summerville mailing address and the 29486 zip code, but it sits in unincorporated Berkeley County several miles northwest of Summerville's downtown. That means Berkeley County services and millage, and Berkeley County School District rather than the Dorchester District Two schools that serve much of Summerville proper.

What amenities does Cane Bay Plantation have?

A lake and canal system of more than 300 acres in Lakes of Cane Bay with kayaking and paddleboarding, about 25 miles of walking and biking trails with overpasses so children can reach school without crossing main roads, a 68-acre YMCA campus with sports fields and a library, a 20,000-square-foot amenity center, multiple pools, playgrounds, parks and ponds, plus neighborhood-level amenities on top. A Publix-anchored shopping center and Roper St. Francis Berkeley Hospital are within the community.

What public and private schools serve Cane Bay Plantation homes for sale?

All three assigned public schools are inside the community in the Berkeley County School District: Cane Bay Elementary, Cane Bay Middle and Cane Bay High School, which opened in 2008. Berkeley Preparatory Academy, a tuition-free charter, is also on site but admits by application rather than address. Private options include Pinewood Preparatory School and Summerville Catholic School in Summerville, with Porter-Gaud School in Charleston and Bishop England High School on Daniel Island further east. Verify current attendance zones with the district, since Berkeley County has been redrawing boundaries as the area grows.
