Living in Nexton
Nexton was master-planned around the premise that a community should function like a town, not a subdivision. Residents can walk or bike between home, school, work, daycare, a gym, a grocery store, a coffee shop or dinner without leaving the property, and the commercial districts are deliberately scattered so most neighborhoods have something worth walking to rather than one distant center serving everyone.
Roughly 2,000 of the 5,000 acres — about 30 percent of the community — are preserved as parks, woodlands, wetlands and open space, connected by more than 20 miles of walking and biking trails. The plan weaves those preserves between neighborhoods rather than pushing them to the perimeter.
Connectivity has been part of the community's identity from the start. In 2013, partnering with Home Telecom, Nexton became South Carolina's first gigabit community, and in July 2025 it was the first residential community in the state to receive Home Telecom's 5 Gigabit service. Community-wide SmartTown Wi-Fi followed the same year. For remote workers and households running multiple simultaneous video calls, that is a real differentiator rather than a marketing line.
The Four Villages
Brighton Park Village
Brighton Park was the original Nexton neighborhood and remains its most established, with mature landscaping and a mix of single-family homes and townhomes on traditional Lowcountry streetscapes. Residents have access to the Swim Club, with a competition-length pool and splash pad, and to Brown Family Park, home to the community amphitheater and the venue for outdoor concerts and seasonal events. Because it was built first, Brighton Park holds most of Nexton's resale inventory.
Midtown
Midtown is Nexton's largest village in active development, planned for more than 2,500 homes across roughly 1,000 acres. It centers on the Midtown Club, a resort-style amenity center with a lap pool, lighted pickleball and tennis courts, a fitness studio, yoga studio, multipurpose club room, playing fields and a dog park. Midtown is where the newest homesites are being released — a December 2025 phase introduced larger lots, some deeply wooded and some over an acre, unusual inventory for a master-planned community at this stage. Midtown Middle School sits within the village on Blueway Avenue.
Del Webb Charleston at Nexton
Del Webb Charleston at Nexton is a privately gated 55+ active adult neighborhood inside the larger community, opened in 2017 on approximately 350 acres. Residents have their own amenity center with indoor and outdoor pools, a fitness center, pickleball, tennis and bocce courts, a ballroom, club and activity rooms, and a full-time lifestyle director. An announced expansion adds roughly 420 homes along with a poolside bar and grill, additional pickleball courts and a multi-use gymnasium. The arrangement matters for 55+ buyers comparing options: a gated, age-restricted neighborhood with dedicated amenities, inside a community with groceries, restaurants and a hospital campus reachable by golf cart.
North Creek Village
North Creek is one of Nexton's four established villages, continuing the mix of single-family homes and townhomes and anchored by its own commercial node with everyday conveniences and quick-service dining.
Shopping, Dining and Daily Life
Nexton deliberately avoided the single-lifestyle-center model, distributing retail across districts of varying scale the way older towns accumulated theirs. Community-wide, Nexton counts more than 200 shops, restaurants, services and offices.
Nexton Square is the original destination retail and dining district, anchored by Halls Chophouse, which opened its Summerville location in 2019, alongside Poogan's Southern Kitchen, Taco Boy and a mix of daily-needs retail, medical and dental offices, fitness studios and professional services. Downtown Nexton is the urban-inspired mixed-use core, adding tenants steadily through 2025 and 2026. One Nexton brought a Publix grocery store along with Jersey Mike's, Cielo Mexican Kitchen + Tequila, Brighton Park Dental and Fifth Third Bank. The Marketplace at Nexton, The Hub, North Creek and The Workplace add further dining, office and coworking space, and the broader corridor includes a Mercedes-Benz Sprinter van dealership and the South Carolina Research Authority.
The practical effect: groceries, a pharmacy, a gym, a dentist, daycare and a dozen restaurants without merging onto 17A.
Healthcare at Nexton
Berkeley County has historically been underserved for hospital care relative to its growth, and Nexton is where that is changing. In September 2025, MUSC Health broke ground on the MUSC Health Nexton Medical Center as part of a $325 million investment in care for the region. The 192,000-square-foot, 70-bed hospital will offer a full-service emergency department, a mix of inpatient and intensive care beds, general medicine and general surgery, orthopedics, women's health, cardiology and imaging services, and is expected to open in summer 2028.
On the same campus, a 30,000-square-foot outpatient cancer facility affiliated with MUSC's NCI-designated Hollings Cancer Center is scheduled to open in summer 2027, offering medical and surgical oncology, an advanced infusion suite with on-site compounding pharmacy, and radiation therapy. MUSC broke ground again in April 2026 on the $87 million Nexton Medical Pavilion, a specialty care and medical office building scheduled for completion in fall 2027.
New Construction Homes
Nexton's Builder Program includes Ashton Woods, Brookfield Residential, Centex, David Weekley Homes, Del Webb, DRB Homes, Homes by Dickerson, New Leaf Builders, Pulte Homes, Saussy Burbank, Stanley Martin Homes and True Homes, with a dedicated Model Row where buyers can walk multiple builders' plans in one visit.
Housing types span apartments, build-for-rent communities, townhomes, single-family detached homes and larger custom-feel residences, with floor plans from roughly 1,000 to more than 3,500 square feet and Del Webb plans extending further. A first-time buyer, a growing family, a relocating executive and a retiring couple can all find appropriate housing inside the same community — which is why multigenerational families cluster here, a pattern that shows up repeatedly in Nexton resales. Because build-out continues, buyers typically have three paths available at once: resale homes in Brighton Park and older Midtown, quick move-in inventory, and to-be-built homes on new homesites.
Schools Near Nexton
Public Schools
Nexton is served by the Berkeley County School District.
Nexton Elementary School has operated inside the community since 2015 on Scholar Way, making it walkable or a short bike ride for many residents — one of the few master-planned communities in the region with an elementary school genuinely embedded in the neighborhood. Bee Tree Elementary School opened in August 2026 in the nearby Jedburg area, serving students from the Cane Bay, Nexton and Jedburg areas and relieving enrollment pressure at both Nexton Elementary and Cane Bay Elementary.
Midtown Middle School opened in August 2026 at 544 Blueway Avenue inside Nexton's Midtown village, serving grades 6 through 8 with capacity for approximately 1,100 students. It opened its first year with roughly 500 students, drawn largely from families already at Nexton Elementary, and relieves crowding at Berkeley Middle and Cane Bay Middle.
For high school, homes in Nexton are currently assigned to either Stratford High School in Goose Creek or Cane Bay High School in Summerville, depending on the specific address.
Berkeley County is among the fastest-growing counties in South Carolina, and the district has been actively revising attendance boundaries as new campuses open — three did so in 2026 alone. Assignment is determined by the district, not by the community, and boundaries for a given street can change between school years. Confirm current assignment for a specific address directly with Berkeley County School District.
Private and Parochial Schools
Summerville has a well-established independent and parochial school cluster, most of it within a 15- to 25-minute drive of Nexton.
Pinewood Preparatory School — Summerville, K2 through grade 12, founded in 1952 by Henrietta Muckenfuss Allan. A non-sectarian, college-preparatory independent day school on a 43-acre campus on Orangeburg Road, accredited by SAIS and SACS and competing in the South Carolina Independent School Association. The closest option offering a full non-religious PK-through-12 pathway on a single campus.
Northwood Academy — a Christian college-preparatory school serving preschool through grade 12, accredited by Cognia with advanced accreditation from the South Carolina Independent School Association, emphasizing college preparation supported by arts, athletics and humanities.
Faith Christian School — Summerville, kindergarten through grade 12, founded in 1949. An independent, interdenominational college-preparatory school on Farmington Road and one of the longest-operating private schools in the area.
Ridge Christian Academy — Summerville, on Ridge Church Road, established in 1999 and accredited by the South Carolina Independent School Association, with programs beginning at the preschool level.
Summerville Catholic School — a parish school serving elementary and middle grades within the Diocese of Charleston.
Trinity Classical Academy of Summerville — Waring Street, offering a classical education model for families specifically seeking that curriculum.
Nexton is also served by daycare and preschool providers inside or adjacent to the community, including a KinderCare on Brighton Park Boulevard and a Goddard School on Connectivity Lane. Admissions timelines at the independent schools generally run a year ahead of enrollment, so relocating families should start those conversations early. Confirm current grade offerings and enrollment directly with each school.
Location and Commute
Nexton sits off Nexton Parkway and US Highway 17A, directly adjacent to I-26, which is the most useful fact about its location. Downtown Summerville is approximately five miles south. Historic downtown Charleston is approximately 25 miles southeast, a 30- to 40-minute drive depending on traffic. Charleston International Airport is roughly 20 to 25 minutes away, and Joint Base Charleston sits along the same corridor.
That I-26 position also puts Nexton at the center of the region's industrial employment base — Volvo Cars' Ridgeville plant, Mercedes-Benz Vans and Boeing South Carolina are all reachable along the corridor, as are the distribution and logistics facilities driving much of Berkeley County's growth. Two new traffic signals were added along Nexton Parkway in 2025, at Midtown Avenue and Blueway Avenue, as internal circulation has grown.
For weekends, the beaches at Isle of Palms, Sullivan's Island and Folly Beach are each roughly an hour by car.
Nexton FAQs
What types of homes are available in Nexton homes for sale?
Nexton offers single-family detached homes, townhomes, paired homes, build-for-rent properties, apartments and 55+ active adult homes. A dozen national and regional builders have been active across the community, with floor plans from roughly 1,000 to more than 3,500 square feet. Homes were built from roughly 2015 onward, so buyers are generally working with recent construction and current building code, and both resale homes and to-be-built homesites are typically available at the same time.
Is Nexton a gated community?
Nexton as a whole is not gated — it is designed as an open, walkable town with public streets and commercial districts. Del Webb Charleston at Nexton, the 55+ neighborhood within it, is privately gated with its own controlled access.
What amenities are available to Nexton residents?
Residents have access to the Midtown Club, with a lap pool, fitness and yoga studios, lighted pickleball and tennis courts, playing fields and a dog park, and to the Swim Club in Brighton Park Village. The community includes more than 20 miles of trails, dozens of parks including Brown Family Park with its amphitheater, and several walkable retail and dining districts. Nexton runs year-round programming including outdoor concerts, seasonal festivals and fitness events.
What makes Nexton different from other Summerville communities?
Three things. Its commercial development is distributed across multiple walkable districts rather than one lifestyle center, so most neighborhoods have retail within walking distance. It has an elementary school and a middle school inside the community and a hospital campus under construction. And it was the first gigabit community in South Carolina, with residential 5 Gigabit service now available — infrastructure most Lowcountry communities cannot match.
